The Rittenhouse-Fitler Historic District is one of the most architecturally rich in Philadelphia. So when Flamingo Bay Investments came to us to design a brand new residential building on Walnut Street, we were thrilled at the opportunity to add to the area’s character.

The existing 4-story building at 2204 Walnut Street was designated as non-contributing and torn down. Our design seeks to add much needed density to the district through a 10-story apartment building.

To maintain a consistent street façade with the adjacent properties, we set back the building after the 4th floor and chose an earth toned brick facade to match the neighborhood. Additional set backs as the building rises create opportunities for terraces and outdoor spaces. Large striking windows in chamfered surrounds better fit residential use, while offering a modern design element. Also included is a first floor retail space to activate the streetfront.
