Located at the corner of Poplar and 2nd Street, Eight Two Eight had the challenge of simultaneously fitting in with its surroundings while also standing out among the crowd of developments in the area.
The main goal of this project’s design was to keep it contextual. The limited height and brick façade complement the neighboring streetscape, while the triangular bays protruding from the structure activate Poplar Street with a dynamic, yet calm, façade. Small balconies intercutting the bay windows and the custom “dragonscale siding” break up the uniformity of the massing, offering an interesting massing that stands out from the surrounding industrial buildings in the area. Eight Two Eight features plenty of amenities for tenants, including multiple lounge areas, a fitness center, package room, dog run, and a green roof deck. The commercial space is flexible as well, with the capability of being subdivided to house 1, 2, or 3 retail tenants.
We also provided interior design services on the project, which consist of lobby, amenity, and retail spaces that reflect the history and vibrancy of the Northern Liberties neighborhood. Notably the lobby features a robust mailbox system and associated package room for secure deliveries. Just above the mailboxes is a decorative art installation featuring the building’s name hidden among a multitude of other letters of the alphabet. Our interior design here and throughout the building is centered on cool greens, bronze accents, and dark wood furniture to invoke an industrial feel. Other spaces within the scope of our interior design include the lounge, fitness center, roof deck, residential corridors, and unit kitchens & bathrooms.
