ING Direct desired to consolidate its operations in one location in the Wilmington area. The design team responded with a Master Plan for a new urban corporate campus on a riverfront redevelopment site across from downtown Wilmington. The Master Plan is a part of a new redevelopment taking place along the south bank of the Christina River in what is now a mostly abandoned industrial zone. The plan consists of four new office buildings, each totaling 250,000 sf. The new buildings take their design cues from the many brick warehouses that once lined the working river front. The plan also incorporates a new riverside public promenade (provided by the city), retail amenity spaces, a new internal pedestrian street along a new canal and two structured parking garages with street level retail.
