This 89,000 SF three-story office building was designed to accommodate the professional services office market in Carnegie Center, in Princeton, NJ. The building was pre-certified with LEED Silver status, the first of its kind in the client's portfolio, and was designed to be sustainable but efficient. The building can easily accommodate multi-tenant floors, and the design team developed extensive tenant guidelines to comply with LEED requirements.
The project is located in Carnegie Center, which carries its own set of stringent guidelines for material finishes, site plan configuration, building volume and orientation, and site amenities. The design team worked closely with the client and Carnegie's agent, Boston Properties, to determine the correct balance between sustainability, compliance with guidelines, and economics.
The skin is composed of curtain wall and panelized granite panels on truss supports. The interior lobby is treated with simple but elegant finishes. Floors are covered in slabs of basaltina stone; the same stone is repeated in the three inch thick monumental stair treads. An articulated Portuguese limestone wall behind the stairs connects the two stories in the double height volume.
